SERVICE AND OBJECTIVE

The objective was to reposition a tired and untenanted building, and create a focal lobby point of entrance with ground floor café. The pre-refurbish rental rate was $165/sqm net, the post-refurnish rental rate is $250/sqm net.

SCOPE

  • The total capital expenditure including major AC and services upgrade was $1.3M.
  • Exterior redevelopment included replacing existing cladding and façade entrance and the creation of a new lobby and canopy.
  • Creation of a separate Café ground floor tenancy.
  • Interior lobby and stairwell upgrade including lift car.
  • Interior shell upgrade including carpet, ceilings, lighting, fire, mechanical and decoration to an open floor tenancy.
  • Toilet upgrade including fixtures and fittings.
