FEE STRUCTURE / OPTIONS

Full turnkey – fixed sum
The advantages of a full turnkey solution are a high level of cost certainty and a stress-free, simple single point of contact and responsibility for the whole process.

In this full design-and-build contract GCL undertakes a complete brief, and prepares concepts and layouts, working drawings and calls for tenders. The client receives a firm quote with a full cost breakdown. Once agreement is reached the contract begins on a fixed-price basis with no fluctuations on price for the agreed scope of work.

Under a turnkey package, sub-trades are tendered separately. This leads to more competitive pricing and increased control due to the project manager employing a number of subcontractors and hence spreading the responsibility and minimising the risk of delays.

Percentage fee – declared margin
GCL charge a declared percentage fee for both design and project management requirements based on the total value of the contract for hard and soft furnishings requirements.

Under this scenario, clients will normally employ a main contractor who will complete all sub-trades and assume control of the construction works. They will in turn add a main contractor margin for coordination of the sub-trades’ costs. GCL shall certify all contractor invoices for payment by the client. Variations to contractor prices may apply subject to specifications and building variations.

Main contractor’s margin (optional)
The benefit of this option is the removal of one level of contractor margin as GCL acts as the main subcontractor. That is, all subcontractor costings would usually incur an additional main contractor’s margin. However, GCL would dispense with the main contractor and tender all subcontractors ourselves. The overall savings could range between 3-6% on the contract services value of sub-trade works.

Contractor invoices shall pass through GCL’s project manager for certification, but it will be the responsibility of the client to coordinate and administer the payment of all contractors.
